Design Process:
Step One
Meet for a FREE in-home evaluation with 3TLP at your home. We will measure your space, create a plan, and gather your ideas on how you want your space to look. Pictures or magazine clippings will help show us how you would like you addition or remodel to look. The more information that you give us, the more detailed and precise your estimate will be. We will provide a list of references for you to contact and our portfolio of jobs that are similar to the project you are planning.
Step Two
We will advise you on what will look good; and more importantly, on what will work well in your space. Using our years of experience and professionalism we will design, plan, price, and determine all the necessary materials for your project to be built to your specifications. You will receive a written "guesstimate" detailing everything that is included in the price. This first estimate is a guess until we have all of the fine details and decision finalized.
Step Three
We set up a time and date that is convenient with your families schedule and go over the estimate in detail. Once you have selected 3TLP to be your remodeling contractor, we will sign a contract, collect a deposit, finalize the layout, finalize the selection, go over a work schedule, and begin ordering all of the different materials needed for the project. Once everything needed for the project is in stock and ready to be installed we are ready to start the Construction Process.

Construction Process:
Step One - Preparation
Our crew arrives at your home in the morning and begins to protect all areas that are not going to be affected by the remodeling. They will create barrier walls with plastic, access doors, and filters to allow flow to and from the area. A floor protection will be put in place to protect any floors that are not going to be replaced/refinished to the entry of the house. A trash collection Trailer will used for all of the construction debris. We will take before pictures and place the TLP yard sign in your yard. Angela or I will be on site daily throughout the entire project to ensure we are on schedule and taking care of your needs.
Step Two - Demo
Out with the old, Demo typically goes quickly and creates quite a mess. At the end of each day the crew will clean up the mess and prepare the area for limited use. In kitchen remodels, we set up temporary cabinets with provisions for cooking and cleaning. This allows you to cook food and clean dishes for your family hopefully creating some normalcy through the process.
Step Three - Rough-in
This step includes all of the necessary wiring, plumbing, walls, and materials needed to make all of the new components work in the end. This step may seem to move slowly for you, the details are time consuming and very important to get right the first time to keep the project on schedule. You can find yourself wondering what was done that day with everything done that day buttoned up behind the wall or under the house. I can assure you lots of progress behind the scenes has taken place and we are right on schedule. We take pride in finishing projects on time.
Step Four - Finishes
All of the finish work begins Drywall, Flooring, Cabinets, Trim, Paint, and the list continues depending on your project requirements. Homeowners have said, "Everyday is like Christmas" especially if you leave the house in the morning and return that evening. This is an exciting time when everything starts to come together and you begin to see there is light at the end of the tunnel. A rough cleanup to remove all of the protective plastic and barriers and we are on the home stretch.
Step Five - Punch Out
Paint, Finish Flooring, final details, and Cleaning we are at the beginning of the end. At this stage, you can begin to use some of the features of the project if you choose. We will continue to make sure you are able to do the things necessary to care for your families needs.
Step Six - Finally
We are ready for the Certificate of Occupancy, "when necessary", to be issued. You and your family can begin using the space completely. . To ensure your complete satisfaction and the completion of every detail of your project Angela or I will spend most of the final days on your project. This is the step that we take the most pride in. A final walk through and touch up and we are done. We understand that the way we finish our projects determines the future of our company and our future relationship with you. We look forward to placing your name on our reference list and your project on our web site.
